How do I find out what my property is Zoned?
The Village maintains an Official Zoning Map which can be viewed online here, or in person at Village Hall. Large scale copies of the Zoning Map may be requested from the Village Clerk for a fee.
Which types of projects require a Zoning Permit?
Generally, any type of construction on a property requires a permit. This includes decks, sheds, fences, pools and solar panels, or other projects similar in nature.
I want to build a house or other building on my property, what do I need to do?
First, check the zoning on the property and refer to Chapter 150, Village Zoning Regulations for building requirements. Second, apply for a Building Permit. All single family residential or accessory buildings greater than 200 square feet, like garages or barns, require a Building Permit.
Do I need a Sign Permit for a garage sale or real estate sign?
No, temporary signs under 12 square feet and portable signs do not require a permit.
How do I subdivide my property?
All subdivisions require Planning Commission review and approval. Each new subdivided lot created shall conform with the underlying zoning and Chapter 151, Subdivision Regulations.
Are home based businesses or occupations permitted in the Village?
Certain home occupations are permitted in the Village and are included in Section 150.63 of the Zoning Regulations. Home occupations and businesses are required to register with the Village Income Tax Department and remit taxes as applicable.
What is the Planning Commission?
The Planning Commission is responsible for the review and decision making for all development plans, including Subdivision Plans (Plats), Site Plans and Conditional Use. The Planning Commission also reviews and makes recommendations to the Village Council on zoning amendment or rezoning requests as well as other planning matters.
What is the Board of Zoning Appeals?
The Board of Zoning Appeals (BZA) is responsible for decision making as it relates to deviations from the Zoning Code or Subdivision Regulations. The hears appeals to decisions made by Village staff and considers applications for a variance or waiver of certain Village regulations
